Tauranga’s most expensive street

Oceanbeach Road has become the golden row of the Tauranga region, with four of the top 10 selling house prices in the area this year all along the Mount Maunganui beachside stretch.

That includes the top-selling residential property in the area, a four-bed beach house which sold for $7,510,000 at auction in June.

Three other properties listed in the top ten house sales across the region are on the same street. One sold for $6.45m in September and the other two went for $5.6m each back in May.

Other streets that that feature in the top 10, as detailed in the Core Logic Best of the Best 2021 report, include Marine Parade, Maunganui Road, The Mall and Rita Street.

Pāpāmoa's Karewa Parade rounds out the top 10 and is the only street not in Mount Maunganui on that list.

Whilst the Oceanbeach Road property may seem eye-watering to some it does not come near the most expensive property sale nationwide this year. That honour belongs to a $22 million sale on Argyle Street in Herne Bay, Auckland.

The Mount has the highest median value across the Greater Tauranga region, at $1,407,200 whilst properties in Pāpāmoa's spend the shortest amount of time on the market at 16 days.

The Mount's median value has increased by 77.6 per cent over the past five years but the highest median value change over the past 12 months is in Pyes Pa, with a 32.7 per cent increase.

The lowest median value in the region is Parkvale, with properties on average costing around $681,000, the only suburb with average residential prices under $700,000.

As for rentals, pricing in the Mount has been the most stable across the past year, although still representing a 7.3 per cent increase. Gate Pa has seen the biggest increase in rental prices, at 16.7 per cent but remains one of the lowest priced rental locations in the area on $525 – although that figure is shared with six other suburbs, including Greerton, Judea and Poike.

The highest rents in the region are in Pāpāmoa and Pāpāmoa Beach, at $610 a week.
